Uses in Fifth Avenue area,

Residential uses account for about 3 acres of the Fifth Avenue area. All homes (except one) were constructed before 1932, most are rented, and many along the south side of Pleasant St "infringe" on Thruway property.

Vacant and Open (MAP) uses comprise 2.41 acres; many are currently used for vehicle and equipment storage.

Warehouse, Distribution, and Storage (MAP) uses comprise 5 acres. Many of the lots were formerly residential, commercial structures use nearly the entire lot, and few have on-site parking or loading.

Other uses amount to 1.7 acres, which include 2 churches, 140,000 sq.ft. of manufacturing space, a gas station, a deli, and an office.

Of 179 tax lots in the Fifth Avenue area, 58 have no structures. Three variances have been granted by the Board of Appeals on Zoning (in 1992, 1993, and 1996) to allow auto body establishments.
