Uses in Fifth Avenue
area,
Residential uses account
for about 3 acres of the Fifth Avenue area. All homes (except one)
were constructed before 1932, most are rented, and many along the
south side of Pleasant St "infringe" on Thruway property.
Vacant and Open (MAP)
uses comprise 2.41 acres; many are currently used for vehicle and
equipment storage.
Warehouse, Distribution,
and Storage (MAP)
uses comprise 5 acres. Many of the lots were formerly residential,
commercial structures use nearly the entire lot, and few have on-site
parking or loading.
Other uses amount to
1.7 acres, which include 2 churches, 140,000 sq.ft. of manufacturing
space, a gas station, a deli, and an office.
Of 179 tax lots in the
Fifth Avenue area, 58 have no structures. Three variances have been
granted by the Board of Appeals on Zoning (in 1992, 1993, and 1996)
to allow auto body establishments.
Uses in the Secondary
Study Area (MAP)
Adjoining areas east
of Valley Place (in Mamaroneck) consist mainly of commercial uses
(auto repair, party supplies, millwork, bus parking, maintenance)
but it includes 2 residences. Adjoining areas north of 5th include
William Flower Park (20 acres), MacLeay Apartments (180 units),
and Henry Bernard Elementary School. Adjoining areas west of Portman
Road and Biehn St are a mix of manufacturing, residential, and commercial
uses. Adjoining areas south of the Thruway include mixed commercial
and apartment residences (in New Rochelle and Mamaroneck). Further
east (in Mamaroneck) are the Thruway exit ramp, several commercial
uses, some light industrial, a couple of single family homes, and
several 6-8 story apartment buildings. In Larchmont, the Secondary
Study Area encompasses a low-density single-family residential neighborhood.
Further north is a low-density residential neighborhood. Further
west and south (in New Rochelle) are commercial uses along 5th Ave,
light industry and manufacturing, and some residential homes.
